Lift maintenance and repair services

Ensuring all lifting devices under your care are safe and well-maintained is a legal requirement for any building owner and maintenance contractor. The simplest and most effective way of complying with these requirements is to have a lift service contract in place – keeping your lifts reliable and safe to use. 

With our cost-effective service and maintenance contracts, we’re proud to focus on providing traditional rather than modular servicing (which involves quick visual inspections.) By undertaking full preventative maintenance services, we identify watchpoints, preventing problems and breakdowns before they happen.

If a repair is needed, the LOLER inspection report advises remedial works, or there’s a lift breakdown, as one of the largest independent lift service providers, you benefit from our in-depth knowledge and experience, and we can get to you quickly and efficiently no matter where you are in the country.

We believe in preventing lift downtime. In the long run, traditional maintenance increases the lifespan of the units we service and reduces the frequency of call-outs from lift breakdowns, and our large network means we can keep your lift running smoothly.

 

Importance of lift servicing

Aside from legislative requirements, how often lifts should be inspected or serviced depends on the type, usage frequency and the number of floors a lift installation is covering. Low usage passenger carrying lifts may only require two services a year to fulfil legal requirements. In contrast, high-frequency use installations in larger and more frequented premises may need more regular servicing to prevent costly breakdowns and possible interruptions to service. 

While current UK law requires a lift service or maintenance visit at least every 6 months if the installation is carrying passengers and once every 12 months if the lift is used only for goods, these are minimum requirements and should be viewed as such. Additional preventative maintenance may be prudent and necessary to achieve optimum performance and minimise the risk of downtime.

As lifts contain mechanical components, they are prone to wear and tear. In addition, electronic systems may need to be re-programmed, and safety systems should be regularly checked.

All of our service and maintenance contracts include:

As a lift owner, it’s not just a responsibility but a legal obligation to take care of your lift, keeping it in safe working order and up to date – whether you’re responsible for just one lift or several.

The care of a lift is highly specialised, from thorough examination to the maintenance and repair of your lift equipment. You need to have peace of mind that the company undertaking this work has the skills to keep you covered.

Our engineers use their in-depth knowledge and training to inspect your lift thoroughly and advise you of any items affecting lift performance or passenger safety.
 
Every individual lift has factors that determine how quickly it can wear, such as the type of product, the location and the reason behind its use. Depending on these circumstances, the number of service visits your equipment requires may vary from two to six per year.

For a truly compact solution, we offer a range of machine room-less lifts which not only fit all components within the lift shaft but also have the exciting feature where the engineering control interface is contained within the volume of a standard 120mm door frame.

This removes the requirement of a separate control cabinet and associated door frame asymmetry.

Car finishes include a choice of high quality Formica laminates, brushed and patterned stainless steels along with fully glazed options.

Sensor activated LED efficient lighting is standard along with TFT display screens showing car travel direction, door sequence and floor-level reached along with car temperature. This system can be adapted to show weather reports, logos or other corporate information while passengers are travelling.

Advances in control engineering enable us to diagnose faults and reset equipment remotely, reducing the inconvenience of lifts out of service.

The already efficient drive systems can be augmented with the inclusion of our recently developed energy recovery system which can cut annual running costs by as much as 45%.  This gives the lift an A+ energy rating.  Our lifts allow full compliance with BREEAM Regulations.

Other options include 3D door detectors which will reverse car door closing as people approach the lift, therefore removing the risk of injury to older or frail passengers. Another benefit of this option is that it much reduces the possibility of damage to the door systems when loading goods.

Olympic Lifts are able to supply a range of emergency lifts, from firefighting lifts through to evacuation lifts. We can even upgrade an existing lift into an emergency lift.

Typically lifts are not used in the event of a fire. Most lifts will travel to ground level and shut down in the event of an alarm (in accordance with British Standard EN81-73: 2020; Behaviour of lifts in the event of a fire). However, there are certain types of passenger lift that can aid the fire and rescue service and emergency evacuation in the event of an emergency.

Our firefighting lifts comply to firefighting lift regulations (BS EN81-72: 2020) and help firefighters access all areas to help tackle a blaze. Our evacuation lifts ensure the passenger lift can be used as a means of escape for building occupants in an emergency. These lifts operate as normal passenger lifts with the capability to switch into an emergency state if required.

Description

Exclusive use of a passenger lift by the fire service to carry firefighters and their equipment to the required floors in the event of a fire.

Firefighting lifts are required in housing where the building has a floor more than 18m above or more than 10m below fire service vehicle access level.

BREEAM is the world’s leading sustainability assessment method for master planning projects, infrastructure and buildings.
It addresses a number of lifecycle stages such as New Construction, Refurbishment and In-Use.

Globally there are more than 552,900 BREEAM certified developments, and almost 2,254,200 buildings registered for assessment since it was first launched in 1990.

The aim of BREEAM is to recognise and encourage the specification of energy efficient transportation systems.

BREEAM Credits for Lifts and Escalators

BREEAM Credits are available for the installation of energy efficient lifts and escalators and the following demonstrates compliance:

CREDIT ONE

1. Where either lifts, escalators or moving walks (transportation types) are required:
   1. An analysis of the transportation demand and usage patterns for the building has been carried out by the design team to determine the optimum number and size of lifts (including counter-balancing ratio), escalators and/or moving walks.
   2. The energy consumption has been estimated for one of the following: 
      1. At least two types of system (for each transportation type required) or
      2. An arrangement of systems (e.g. for lifts, hydraulic, traction, MRL) or
      3. A system strategy which is ‘fit for purpose’ (scheduling)
3. The lift/escalator/moving walk system/strategy with the lowest energy consumption is specified.

CREDIT TWO: (on fulfilment of credit one)

1. Criteria 1 is achieved.

2. For lifts, of the following energy-efficient features the three that offer the greatest
potential energy savings are specified:

   1. The lifts operate in a stand-by condition during off-peak periods. For example the power side of the lift controller and other operating equipment such as lift car lighting, user displays and ventilation fans switch off when the lift has been idle for a prescribed length of time.

   2. The lift car uses energy-efficient lighting and display lighting i.e. an average lamp efficacy, across all fittings in the car, of >55 lamp lumens/ circuit watt and lighting switches off after the lift has been idle for a prescribed length of time.
   3. The lift uses a drive controller capable of variable-speed, variable-voltage,
variable-frequency (VVVF) control of the drive motor.
   4. The lift has a regenerative drive unit so that any energy generated by a traction lift (due to running up loaded to less than the counterbalancing ratio or running down loaded to more than the counter balancing ratio) or by a hydraulic lift (due to running down) is returned back to the electricity utility supplier or used elsewhere in the building.

For escalators and/or moving walks, each escalator and/or moving walk complies with EITHER
of the following:

   1. It is fitted with a load sensing device that synchronises motor output to passenger demand through a variable speed drive. OR
   2. It is fitted with a passenger sensing device for automated operation (auto walk), so the escalator operates in stand-by mode when there is no passenger demand.
